Typical costs involved in buying property in Sardinia

Many bureaucratic processes in Italy involve several stages, each with their own charges. Sardinian Homes hopeyou would rather be aware of these at the outset so you can include them in your budget planning, rather than be presented with unexpected "additional" expenses later on.

In Italy it is usual practice for the vendor and buyer to pay an estate agent's fees, which are typically in the range of 3-4% for each.

Allow approximately 3-4% for Notary fees & state taxes.

For non-residentsthere is also a *10% Property Purchase & Registration tax (only 4% for residents' primary dwelling) (*However this tax is paid on the declared land registry value, which can be much less than the actual price paid, so effective tax can be considerably less than 10%)

Allow approximately €500 for Geometra survey fees

Total fees & taxes typically amount to between 12-15% of actual sale price

Sardinian Homes make no charge for initial enquiries and advice, however lengthy they may be. We ask for a deposit of £100 at the stage of arranging accompanied visits in Sardinia to view your selection of properties, but this deposit will be refunded in full on completion of a purchase. We charge a 2% commission based on the actual sale price, should you go through to completion. This represents a significant saving on the 3-4% an Italian agent would charge you.
